"Wholesale Real Estate for Investors"

Following is a list of the properties I have for sale, WHOLESALE. Comments are based on the price range of the property. Some figures such as square feet, year built, bed/bath, lot size, zoning, etc., come from the tax rolls and are subject to error, please verify. Prices subject to change, up or down, due to many factors such as: work done to the property, time for sale, number of properties I have, etc.

Comparable Note:  Stated values are after repairs and improvements and come from sales within a 1/2 mile radius of the property if possible. I do not look at the comparable properties so the values are my estimates based only on the numbers I see. I do not know how the comparables sold, bank financed, owner financed etc, and this can effect the sold prices. If I list comps I am doing so only to let you see some sales in the area. You should take the time to look at the comps and compare them to the property you are considering to make sure they are valid comparables.

Wholesale $41,900, Value-hard to comp due to the size of the lot but would estimate an after repaired value of around $120,000. >>Owner Finance with 10% down at 11-12% with a 2-3 year balloon<<  3/1 with over 1 acre of land, one of the most beautiful lots you will see, high and dry with huge trees, winding circular drive thru the trees back to home. 1,116 square feet by tax roll, built 1943, lot is 100 x 460, Just spent $6,000 cleaning and clearing lot! This property has some great potential. Hard to find properties with a 1 acre lot in this area close to the Trout River. This is a must look at.

We only charged the seller a small ($100) set up fee for putting it on our list. We have nothing to do with the selling of these properties and will not get any money from the sale.
